Every service on this page runs on the same lease model. You are not buying strands, clips, timers or storage bins. You pay one fixed seasonal price and we supply commercial-grade LED bulbs on custom-cut wire, install them, keep them working, take them down in January and store them in labeled bins at our shop until next season.

The practical difference shows up in mid-December. When a strand fails on a two-story gable off Montvale or an ice storm pulls a section loose along Sevierville Road, you call us and we fix it at no charge, usually within 48 hours. There is no trip to the hardware store, no ladder, no arguing about whether a repair is covered.

It also changes the economics. A retail display bought outright still costs you storage space, replacement bulbs every couple of seasons, and a full day of your own labor twice a year. Leasing folds all of that into one number you can budget against, and the display gets better each year because we already have your measurements on file.

Most Maryville homeowners start with residential Christmas lights on the roofline, then add wrapped trees, wreaths or walkway accents in later seasons. If you host, entertain, or your home sits on a visible corner, a full design consultation is worth the time because sight lines from the street drive most of the layout decisions.

Businesses along Broadway, Alcoa Highway and the Airport corridor usually need commercial Christmas lighting: bigger runs, earlier install windows, and a schedule that avoids customer traffic. Property managers and HOAs typically bid entrances, monument signs and common areas as one package.

If you want lighting that works year round, permanent holiday lighting and low-voltage landscape lighting are purchases rather than leases. Permanent track systems tuck under the drip edge and change color by app for every holiday. Landscape lighting handles the ground plane: uplit trees, path lights, facade grazing and dock or patio lighting.

Booking opens in July. Installs run from late September through the first week of December, and the calendar generally fills by early November. Booking early does not mean your lights go on early; we set a turn-on date with you, most commonly the weekend before Thanksgiving.

Commercial properties are scheduled first because the runs are longer and many businesses want lights burning by the first week of November. Repeat customers keep priority in their prior install window, which is one of the reasons most of our schedule is filled before Halloween.

Takedown starts the first week of January and continues through the month, weather permitting. You do not need to be home for install or takedown as long as we have access to outlets and the property.

Quotes are fixed, written and all-inclusive. The number you approve covers design, leased bulbs and wire, clips, timers, installation labor, in-season service calls, takedown and storage. There are no per-visit repair fees and no separate storage charge.

Seasonal residential displays in Blount County generally run $700 to $2,500 in the first season, with repeat seasons costing less because the strands are already cut to your home. Permanent RGB systems run roughly $4,000 to $12,000 installed depending on linear footage and controller count. Commercial work is bid per property.

If you want to compare options, ask for the quote to be broken into phases. Plenty of customers light the main roofline the first year and add trees, columns or landscape accents once they have seen how the display reads from the street.

Commercial displays are leased just like residential ones, but scaled up for larger facades, parking lots and monument signs. We install after hours so your business never closes, provide certificates of insurance on request, and handle every repair free of charge during the season.
